Hello, my name is Lou Gimbutis.  I started buying and selling houses in Michigan back in 2004, and moved to North Carolina in 2007 because I knew Real Estate Investing was my “calling”, something I would do for the rest of my life, and Michigan was clearly a sinking ship economically.

Unfortunately, I didn’t make the move in time, and when the market crashed in 2008, I crashed with it.  I lost 11 houses I had accumulated in Michigan, and 2 in North Carolina.

At the time, it seemed like about the worst thing that could happen.  Looking back, I learned some of the most important lessons about Real Estate Investing that I ever learned during this time.  I wrote an article about these lessons, 9 Things I Learned the Hard Way in Real Estate Investing.

When things are easy and everything goes right, you have no idea what specifically you are doing right.  It’s easy to ride the tide of a strong market to success.  The vast majority of my “competitors”, other Investors, got out of the business for good during this time.

Because I was committed to Buying and Selling Houses for life, I knew I wouldn’t join them in running, so the only thing to do was to look for the lessons I could move forward with.

I gained a new perspective- a valuable one.  I was in the business of buying houses from Motivated Sellers, people who “needed” to sell, rather than wanted to sell.  People for whom, many times, my buying their house solved the single largest problem in their entire life.  Now, I got to learn what it looked and felt like being that motivated seller.  I learned what it feels like to lose a house to foreclosure (and then another one, and another, and another . . . ).

The win-win nature of my business was always a large part of why I love it.  I named my company “Property Solutions” because I was, in effect, a problem solver– while doing business with integrity first, I could only profit if I helped someone by fixing a problem represented by a house.  Now, I could feel even more clearly, what a wonderful thing it is to provide people with “a way out” when they are trapped by a house (or houses) that is draining their finances, their energy, their sleep . . . Their happiness.

Currently serves as Director of Education  for the Metrolina Real Estate Investor’s Association, a 450-plus member, Charlotte-based non-profit organization dedicated to promoting education and sound business ethics in real estate investing.

Lakeshore Property Solutions LLC (Property Solutions, LLC) was incorporated in Michigan in November 2004, and in North Carolina in 2011.  As we watched the Michigan real estate market steadily worsen and become one of, if not the worst real estate markets in the entire country due to the loss of over 300,000 manufacturing jobs since 2000, it was clear that it was time for a change.  Owning houses is far less enjoyable when they consistently go down in value, year after year.

We selected the Greater Charlotte, NC area due to its diverse and stable economic base, and because the real estate market never became overheated and overvalued during the “boom” of 2001-2005.  When I moved to NC in 2007, I did not know a single person in the entire state.
